Process

No surprises — staged on purpose.

Building feels risky when you can't see what's next. Our process exists so that at any point in the project, you know exactly what's been decided, what it costs, and what happens Monday.

01Coffee & site visitWe walk the section or existing home together. You talk; we sketch. By the end we'll say honestly whether your budget and dreams overlap.
02Concept & feasibilityIndicative plans and a square-metre-based budget range — enough to make decisions without spending design dollars.
03Design & documentationWorking drawings, engineering, and selections scheduled line by line. This is where money is saved, honestly.
04Fixed-price proposalA fully itemised build price. You see the trade breakdown, the margin, and the contingency — nothing rounded to feel nice.
05Pre-constructionConsents, neighbours informed, site fenced, deliveries sequenced. Then a start date you can put in your calendar.
06ConstructionWeekly photo updates, fortnightly site walks, and a live schedule. Variations priced before they're built, never after.
07Practical completionYour walkthrough list becomes ours. We don't hand over keys and vanish; we hand over a manual and a phone number.
08AftercareMaintenance visits at set intervals and a straightforward path for anything that needs revisiting. We build streets, not exits.

Communication

How you'll hear from us.

Weekly: photo diary and schedule update, same day each week. Fortnightly: on-site walk with your site manager.Immediately: anything that changes cost, time, or design intent — the moment we know.

Our clients tell us the updates matter most in the quiet weeks — when nothing seems to be happening, the schedule shows you exactly what is.
