Extensions
More house, same address.
Sometimes you don't need a new home — you need the one you have, opened up and added to. Extensions are surgical: precise boundaries between old and new, and detailing that makes the join invisible.
Common extensions
The four we're asked for most.
01
Kitchen & living wing
The classic: push the rear wall out, vault the ceiling, and connect the house to the patio with glazing that stacks away.
02
Second storey
Capitalise on the section you already own. We manage engineering, re-roofing sequencing and living-in-place logistics.
03
Sleepout / office
Detached minor dwellings for work, guests or boomerang kids — designed to feel like architecture, not a shed.
04
Garage & laundry rework
The unglamorous extension that quietly changes every weekday morning.
Detail
Where old meets new.
The hardest metre of any extension is the one where existing house meets addition. Floor levels, eaves lines, and window rhythms have to be reconciled — we detail these junctions on paper before we build them on site, so the result reads as one considered home rather than two eras stapled together.
Typical Waikato extensions range from NZ$4,000 to NZ$6,000 per square metre depending on site access, ground conditions and joinery. Sleepouts and garages typically sit below that band.
